This redevelopment in the centre of Reading by Muse Developments is a major part of Reading Council’s 2020 vision. Galliford Try Plc were awarded the contract to deliver 491 one, two, and three-bed apartments, split over four buildings of nine and nineteen storeys set in extensive soft and hard landscaped gardens with ground floor retail space too.

The first phase included a 590 space multi-storey car park and two residential blocks delivering, respectively, 96 affordable homes and 211 private apartments.  Both buildings are set in an area of high-quality landscaping which includes spaces for both public and occupier use. There is also several thousand square feet of retail and leisure space.

The second phase, Chatham Square, delivered a further 184 one-, two- and three-bed apartments in two residential buildings of 9 and 19 storeys with ground floor retail space and a public urban garden.  Chatham Square includes the tallest residential building in Reading, Galliford Try Plc constructed a basement carpark and plant rooms under this landmark building and called on FIS products to assist with the detail design and supply of the waterproofing system.

The basement required a waterproofing strategy which would resist a potential high-pressure water table due to a mains water pipe running extremely close to the structure. FIS were able to help with expert advice as to the correct types of protection and the most cost effective method of producing a watertight basement in accordance with BS8102:2009.

FIS attended design workshops with the Galliford Try Plc design team to produce a design which was compliant with the requirements of BS8102:2009 and the requirements of the buildings warrantors. FIS then provided on-site support throughout the 12 month construction phase to the groundworkers ensuring the waterproofing system was installed correctly. This enabled FIS to produce a 25 year product warranty once the works were complete.
